Victoria
Above the 60 m² small second dwelling exemption, so a planning permit is required in most residential zones in addition to the building permit. Typical assessment runs months rather than weeks; we confirm the zone, overlays and likely timing for your lot before contract.
New South Wales
Secondary dwellings under the Housing SEPP 2021 are capped at 60 m² (or 20% of the principal dwelling). An 80 m² dwelling is assessed as a development application under the council LEP, or as a dual occupancy where the lot qualifies.
Queensland
The council planning scheme sets the secondary dwelling size cap — Brisbane 80 m², Logan and Ipswich larger, Moreton Bay and Sunshine Coast smaller — plus a building approval by a QBCC-licensed certifier. This plan was drawn for the SEQ councils that allow it.



Is this just the 60 with a room added?
Structurally, yes — one more bay on the same roof line — and that is deliberate: the engineering, the material kit and the prefab modules are already proven on the 60. What changes for the tenant is real: larger bedrooms, a second bathroom, and a living room a family can use.
Do I need a planning permit?
In Victoria, in most residential zones, yes — this plan is above the 60 m² exemption. Queensland depends on the council cap; New South Wales assesses it as a development application. Feasibility answers it for your lot in writing before you commit.
Which delivery method?
All three. As prefab it arrives as two modules; as a kit or a local build the extra bay is simply one more frame section. The choice is made at feasibility from your site access and programme.
