Define the proposal that was screened
Record use, dwelling or room configuration, plan revision, land identification and the date of the planning information. A later increase in floor area, changed siting or a different use may require a new assessment. Keep the screening conclusion attached to the proposal that produced it instead of applying it to every future design at the address.
A map result has a coverage boundary
Open-data mapping can identify useful constraints but may omit private title matters, incomplete layers or details that require interpretation. Missing data and a clear result are different states. Ask the planner what the source can establish and what needs a current document or council response. Do not replace an unavailable layer with a green label.

Keep title and planning separate
A planning pathway does not erase an easement, covenant or another title issue. Obtain the appropriate title material and professional review. A designer may fit a building into the visible yard while a legal or service restriction still needs resolution. Separate the source of each constraint so one favourable check cannot conceal another open one.
Follow building and service requirements independently
Ask the building surveyor what application, engineering and inspections apply to the proposed work [3]. Then confirm service connections and delivery requirements with the responsible practitioners and authorities. A factory-built dwelling still reaches a particular site and needs its interfaces designed. The services brief keeps those questions explicit.
End with the intended operating model
Family occupation, ordinary residential letting and room-by-room operation are not interchangeable briefs. Confirm the operating model before finalising layout and scope, then ask the manager or operator to review readiness. Questions people ask
Does no planning permit mean approved to build?

Can a checker certify a site?
No. It screens available information within its disclosed scope. Data can be missing or incomplete, and some matters require professional interpretation. Keep the output as a question list rather than an approval or legal certificate.
Do title restrictions disappear under an exemption?
Do not assume that. Planning and title are different sources of requirements. Give current title material to the appropriate adviser and keep its conclusions alongside the planning assessment, each with a clear scope.
Does a changed design need another review?
It may. The original assessment describes a particular proposal and source date. Record the change and ask the reviewer whether it affects the pathway or another requirement rather than carrying the old result forward automatically.
Is a rooming house ready when construction is complete?
Construction completion is not the entire operating check. CAV lists registration, permits, licensing, standards and resident information separately [6]. Have the operator and relevant authorities confirm the particular building’s readiness.
How should an unresolved gate be presented?
State what is unknown, why it matters, the source limitations and the next responsible person or action. An unresolved status is more useful than an unexplained yes or no because it directs the next piece of evidence.
